Planning permission for a large retail unit in Ballinamore has been refused by Leitrim County Council.
Remcoll 2 Limited had hoped to develop a 941 metre squared development at the Rock Quarter in the town.
A total of four submissions were made on the development - one of which suggested that the project would be unsustainable and that there was no commercial need for a large retail space in the town.
County planners outlined four reasons for refusal - including that 25 car parking spaces which were previously included as part of a different planning application at the site -could not be constructed if this project was given a green light.
Planning officials also claimed that they were not convinced the unit would be adequately served by enough car parking spaces and the development could be in contravention of the proper planning and sustainable development of Ballinamore.
It was also claimed that the development could set an undesirable precedent for other developments which would not be in the interests of the town.
