Landlords are leaving the market in their tens of thousands according to an estate agents network.
It comes as the coalition party leaders meet this evening to discuss whether to extend or scrap the evictions ban.
It is due to expire at the end of March, but it's thought it may be extended with some exceptions including student accommodation and private landlords who want to use their properties to house their families.
Marian Finnegan, Managing Director at Sherry FitzGerald thinks the government could've handled it better.
'The eviction ban, while I understand the principle behind it, which is to keep homelessness figures at a level, ins't actually providing a solution.
Now what would have been a good idea is if they brought in this measure back in October, and actually brought in some other measures which would have encouraged landlords to remain in the marketplace.'
