An Bord Pleanala has given the green light for a major new housing project in County Westmeath.
A total of 207 properties will be developed by DSPL Limited in the townland of Rathgowan or Farranshock near Mullingar.
The project includes 102 houses and 105 apartments, a creche and all associated works, subject to a number of conditions.
Among the conditions are a number of amendments to the development's traffic plan and bus stop layout.
The planning authority also directed that parking spaces be for residential use only, and shall not be sold or sub-let.
A minimum of 10% of spaces should also feature fully functioning electric vehicle charging points.
The developer must also carry out an archaeological assessment.
The project is subject to a Strategic Housing Development application which bypasses the local authority planning stage.
