An Bord Pleanala has given the go ahead for a major new housing development in County Longford.
Around 100 new homes will be developed by applicant John McCarthy at Bloomfield Park in Edgeworthstown.
The project includes 48 houses and 50 apartments and all associated works subject to a number of conditions.
Among the conditions is the construction of a childcare facility which must be completed prior to homes being occupied.
An Bord Pleanala has also directed that all units must first be occupied as a place of residence by individual purchasers and not corporate entities.
An open space and 150 parking spaces for bicycles must also be delivered prior to residents moving in.
The planning authority directed that a minimum of 10% of all parking spaces must feature electric vehicle charging points.
A Mobility Management Plan must also be submitted including incentives to encourage the use of public transport, carpooling, cycling and walking.
Developers have also been directed to carry out an archaeological assessment of the site.
The project is subject to a Strategic Housing Development application which bypasses the local authority planning stage.
