The higher planning authority has upheld planning permission for upgrade works at Carrick on Shannon Rugby Club.
The original application was approved by Leitrim County Council last year.
Permission was granted for the development of a training pitch and a Clubhouse containing changing facilities along with the relocation of the existing site entrance and access roadway.
That decision was appealed to An Bord Pleanála over issues including traffic levels, site suitability, noise and lighting concerns.
The higher planning authority has upheld the grant of permission to the sports club and set 21 planning conditions.
These include the ruling that flood lighting be constructed and angled in such a way as to not affect neighbouring properties.
