A Leitrim auctioneer says measures should have been put in place to maintain housing stock for the rental market.
Ballinmore's Gordon Hughes who operates across the northern region from Rathoath to Carrick on Shannon says there's just two properties to rent in the area currently.
He argues that the housing shortage in rural areas will eclipse what's happening in the cities with no incentive for developers to lead building programmes.
Gordon Hughes says this will continue to put pressure on the rental market and supply there is already drying up.
He outlines one measure that could have been put in place to help.
